About Williamsburg
South Williamsburg, centered around Bedford Avenue and Lee Avenue, is one of the most established heimishe neighborhoods in North America, with major mosdos, mikvaos, shuls, and shopping concentrated within a compact, walkable area.
Williamsburg real estate moves fast. Demand for apartments near the major mosdos is extremely high, and multi-family properties see low vacancy rates and long tenancies. As new construction spreads outward, the fringe blocks offer more space at relatively better prices — a trend worth watching.
Living in Williamsburg
Geography
South Williamsburg centers on Lee Avenue, Bedford Avenue, Division Avenue, and Hooper Street, roughly between Broadway/Flushing Avenue and the Brooklyn–Queens Expressway, bordering Bushwick to the east and the East River waterfront to the west.
Housing stock
Housing here is denser than in the other launch cities — attached rowhouses and low-rise multi-family buildings (two to six units) predominate, with a growing amount of newer infill construction on smaller lots. Detached single-family homes are rare. As in Boro Park, confirm a second or third unit is legally permitted before counting on its rent — older buildings here were often converted more than once over the decades.
Getting around
The J, M, and Z trains stop at Marcy Avenue and Hewes Street; the G train stops at Broadway. The L train's Bedford Avenue station is a short distance north. Bus routes run along Broadway, Bedford Avenue, and Flushing Avenue, and the BQE provides quick access to the rest of Brooklyn and to Queens.
